Canary Wharf Development Including Herzog & de Meuron Tower Wins Planning Approval

A significant development at Canary Wharf has been approved by planners in London. The scheme, dubbed ‘Wood Wharf’ and consisting of 30 new buildings, was masterplanned by Allies and Morrison and includes a cylindrical residential tower by Herzog & de Meuron, and will provide 3,100 homes, 240,000 square metres of office space, a primary school, a medical centre, a community centre, a hotel, and around 100 retail outlets. Connecting the space will be a 3.6 hectare network of public spaces.

SURE Wins Competition with “Endless City” Skyscraper

Their proposal, titled “The Endless City in Height,” does away with the traditional notion of stacking floors on top of each other. Rather, this innovative design incorporates two street-sized ramps that wind their way up the exterior of the tower, creating extensions of the city streetscape that rise and coil vertically into the London skyline.

London Official Confirms that “The Pinnacle” Has Been Scrapped

The Pinnacle, the 63-storey tower that would have been the tallest in the City of London‘s central cluster, has finally been abandoned, according to Gwyn Richards, the City’s new head of design. Originally granted planning permission in 2006, the “helter-skelter” design by Kohn Pederson Fox Associates (KPF) was put on hold in 2011 due to financial issues. Now a replacement scheme is in the works which could be revealed in a matter of weeks.

Three New Towers on the Cards for City of London

Just days after revealing that the Pinnacle has finally been scrapped, the City of London‘s Head of Design Gwyn Richards has told BD that three new skyscrapers are soon to be submitted for planning on nearby sites. Though Richards did not reveal the architects of the three towers, he singled out one of the plans as “a very considered response from an architect I have the utmost respect for,” adding “I have worked very closely with him and there’s a mutual respect. It’s a good example of cooperation between architect and planner to come up with a building that hopefully the public will see the value in.”

Futuristic plans have been unveiled to build Britain's first 'floating village' in the heart of London.
The scheme would turn the Royal Victoria Dock, which was an industrial powerhouse for more than a century, into an array of brightly-coloured houses, paths and restaurants on giant concrete 'stilts'.
But its unveiling today has sparked a furious row between London mayor Boris Johnson and local politicians, who say it will hasten London's slide into a millionaires' playground.

Avery Associates Reveals Design for 270-Metre Tower Next to London’s Cheesegrater

London practice Avery Associates Architects has unveiled their designs for No.1 Undershaft, a 270-metre tall office tower directly adjacent to Rogers Stirk Harbour + Partners‘ Cheesegrater in the City of London’s central skyscraper cluster. The building is currently planned to be the tallest in this cluster and the second-tallest in London (after the Shard) – notwithstanding an as-yet-unrevealed plan for the site of the scrapped Pinnacle project which could potentially supersede it.

Axa débourse 300 millions de livres pour ériger la plus grande tour de La City

L'assureur français s'est allié avec un promoteur et un fonds d'investissement pour racheter un terrain en plein centre du quartier d'affaires londonien et construire un immeuble de 60 étages. Celui-ci devrait être livré en 2018.

L'assureur français AXA s'apprête à signer l'acquisition pour 300 millions de livres (400 millions d'euros) d'un terrain situé au centre de la City pour y construire le plus grand immeuble du quartier financier de la capitale britannique, affirme jeudi le Financial Times.

AXA Real Estate serait en passe d'acquérir, avec le promoteur Lipton Rogers et un investisseur asiatique (on parle du singapourien Temasek Holdings), le projet de tour "Pinnacle", au coeur du quartier des affaires de Londres.

Le projet d'AXA, officiellement appelé "22 Bishopsgate", est dessiné par les architectes de PLP et ne ferait "que" 60 étages et accueillera des bureaux, du commerce (dont des restaurants) et un point de vue à son sommet. Les plans seront soumis aux autorités d'urbanisme de la City au plus tard à la fin de l'année, pour une livraison prévisionnelle en 2018.

Foster + Partners signe à Londres un premier complexe « Cycle-Friendly »

À première vue, le futur complexe londonien baptisé 250 City Road est un pur produit de la fabrique Foster: 930 appartements situés dans le quartier d’Islington, en hauteur, (gratte-ciel) construits de verre et d’acier, décrits comme durables et respectueux de l’environnement…

Imaginé sur les restes de ce qui était, autrefois, un parc industriel des années 1980, le projet prend la forme de deux tours résidentielles jumelles. Une de 32 étages et l’autre de 46 étages, groupées autour d’un parc, d’un hôtel, ainsi que de nombreux commerces. En soit rien d’extraordinaire donc sauf que chez Foster + Partners on encourage la culture du vélo !

Soit un total de 1 486 place de stationnement dédiées aux vélos pour 930 appartements. En comparaison le complexe n’offrira que 200 places de stationnement pour les voitures. D’autres aménagement inédits viendront compléter l’offre, avec notamment des ascenseurs dédiés aux cycles entre leur espace de stationnement et les appartements, ainsi qu’un atelier de réparation exclusivement réservé aux résidents, situé au sous-sol du complexe.

Intéressant, en effet. Mais à quoi servent les ascenseurs pour vélos ? Puisqu'il y a un espace de stationnement, il n'est pas nécessaire de les faire monter dans l'appartement.

En fait, une idée intéressante serait de faire un garage à vélo à chaque étage, et non pas au sous-sol. Cela serait bien plus pratique, en utilisation quotidienne (et plus sécurisant), si l'ascenseur accepte les vélos.

22 Bishopsgate Set to be London's Tallest Skyscraper


PLP Architecture has released their new design for a skyscraper at 22 Bishopsgate. Set to be 278m tall, it will be the tallest building in the City of London, second only to the Shard in the UK. The site was originally home to the Pinnacle, a slightly taller proposal that stopped work in 2012 due to economic restraints. Located in the midst of the city’s cluster of tall buildings, the new design will pick up where the Pinnacle left off, reusing the already built foundations and basements. The last piece in the jigsaw” is how architect Eric Parry described his design for 1 Undershaft, the tallest building in the City of London, when it was unveiled this week. It will crown the planned “cluster” of towers, standing right between the Cheesegrater and the Gherkin. But it’s far from the final piece – in fact, it’s only the beginning of another building boom.

In an anonymous basement a few streets from the 1 Undershaft site stands a chessboard showing the City of London’s future skyline. The Perspex peaks cluttering this planning office model glow greenish-grey, like a malevolent crystal formation from the planet Krypton. Dreamed up during the banking bubble, most of these novelty chess pieces were stopped dead by the recession. But now, with the global property investment industry booming and the City’s vacancy rates at their lowest for 15 years, the tabletop fantasy is fast becoming reality.

Last week, Newsnight put together a rather cool video showing what London would look like if all of the 250 skyscrapers currently planned or under construction were built. Many people have reacted with shock and dismay. But not me. Bring on the towers, I say.

Très intéressant, en effet. (Et très "anglais" comme article ; l'auteur n'hésitant pas à lancer une petite pique contre l'aéroport JFK de New York, par exemple.)

Alex Proud, l'auteur, pointe différents éléments intéressants : l'attrait touristique de( certain)s gratte-ciel (comme le Shard ou le Gherkin), ou l'intérêt des tours résidentielles pour absorber une augmentation de la population sans sacrifier les cité-jardin existants auxquelles les Anglais tiennent tant. Il rappelle aussi que bien souvent, le problème d'un gratte-ciel n'est pas tant sa hauteur que sa base, lorsque celle-ci est un socle sans vie plutôt qu'un rez-de-chaussée ouvert sur la ville.

Let’s start with the aesthetics, as this is what gets most people all cross and bothered. Here, I contend that London’s real problem is not that it has too many skyscrapers – it’s that it has too few. If you take cities like New York, Hong Kong and Chicago, they have amazing skylines. Why? Because they have loads of tall buildings. Hong Kong has 1294, New York has 690 and Chicago has 302. London has 53, less than the great global metropolis of Honolulu.

This is a really bad number to have. London has too many skyscrapers to pretend to be a low rise, historic European city, but not enough to get that wonderful mass effect of lots of towers together, which makes New York look so fantastic. In fact, if you stand on Primrose Hill, London’s skyline is a mess. It looks a bit like a mid-sized city in Iowa. The best bits are are the areas with most tall buildings: the City and Canary Wharf. Here, best is relative - both of these would be greatly improved by having many more high-quality tall buildings.

Finalement, ce problème peut être étendu à toutes les villes d'Europe. Si on les compare aux agglomérations américaines, chinoises et du Moyen-Orient, les skylines européennes font pâle figure. En cause, sans aucun doute : la protection du patrimoine. C'est une notion qui a beaucoup moins d'importance ailleurs. En Asie et au Moyen-Orient, on s'assoit dessus. En Amérique du Nord, c'est différent : les gratte-ciel y sont nés, il y a de ça un siècle, et font donc partie du patrimoine.

Alors comment les villes européennes peuvent-elles concilier protection du patrimoine et gratte-ciel ? Qu'elles choisissent d'implanter des tours dans leurs centres villes (City de Londres, Frankfurt, Rotterdam, Bruxelles...) ou de créer un quartier ex nihilo (La Défense, Canary Wharf, centres des affaires de Naples et de Viennes...), dans les deux cas les résultats ne sont pas probants. Les plus hautes tours européennes (The Shard, ou les futures Hermitage) sont loin d'égaler ce qui se fait ailleurs.

Alex Proud plaide pour plus de gratte-ciel à Londres. Toutefois, je pense qu'il faut aussi se demander si c'est réellement nécessaire. Il avance des arguments expliquant l'utilité des tours, mais entre l'utile et le nécessaire il y a une marge. Le gratte-ciel, c'est une vitrine, un grand symbole architectural grâce auquel une ville peut se faire connaître. Or jusqu'à présent, les villes européennes réussissent à véhiculer des images forte sans avoir recours (en premier lieu) à une skyline imposante...
